Shingle condition, flashing, valleys, ridge and vents, decking softness underfoot, gutter and fascia condition, and the interior signs if you have them — stains, damp insulation, daylight in the attic. Everything is photographed, including the things you cannot see from the ground, and the photos come to you with the quote.
